If you don't have a professional Buyer's Agent working on your side, you're not represented. Not all builders are created equal.
Some are known for their craftsmanship, others for innovative use of space, or customer attention during construction or satisfaction after the sale. Your agent knows the reputation and financial strength of builders in the area. As a professional specializing in both resale and new homes I can help you find the best home for you.
Choose options carefully. The higher the base price of the house, the more upgrades and options you can add without overpricing for the neighborhood. Remember some improvements can be added later, sometimes for less money, such as fencing, screened porches, tile floors, or landscaping.
Your agent knows which builders may negotiate price, upgrades or options. At times builders offer incentives to both the buyer and agent to move inventory in certain communities. Your agent will discuss this with you.
Make sure the contract works for you. Your Buyer's agent will be certain the agreement with the builder includes some safeguards for you, such as itemizing your upgrades, allowing you access to the site to check on construction, specific wording regarding areas of concern to you and specific language or addendum's to protect you. New doesn't mean perfect. New home builders typically use modern materials. But new and modern doesn't mean perfect. Consider hiring a home inspector. Your home inspector will create a builder punch list to fix major problems before closing.
